Steve Alvarez has partnered with Growth Holdings to birth a new commercial real estate division of called ClearWater Real Estate Investment Services (REIS). Alvarez is an Industrial and investment specialist that brings over 6 years of well-rounded experience. Previously to the partnership Steve Alvarez was at the Las Vegas office of Marcus & Millichap as an Industrial & Office investment specialist. He quickly found success, becoming the Rookie of the Year during his first year with the Firm. Alvarez achieved tremendous success during his tenure at Marcus & Millichap, where he closed $100,000,000 worth of real estate transaction volume. He specializes exclusively in Industrial & Office assets throughout Southern Nevada and was a member of the National Office and Industrial Division. After transitioning to Las Vegas from Southern California over a decade ago, Alvarez has spent most of his early commercial real estate career specializing in leasing Retail, Office, and Industrial Assets. Utilizing his extensive market knowledge and leasing background, he can assist clients in generating and sustaining long-term wealth. The success of his clients has played a key role in his own achievements and leading him to a unique strategic partnership.

Mr. Shanno joined Clearwater REIS in 2024 with years of commercial real estate, corporate finance, mergers & acquisitions and investor relations experience. Prior to Clearwater Ian was with Marcus & Millichap (M&M) in Las Vegas. Prior to joining M&M, Ian ran ALIGNMT, a corporate finance consulting company where he was responsible for all aspects of business development, client success and day to day operations of client project management. In addition to revenue and project management, Ian supported client companies in business valuation, sell-side mergers & acquisitions engagements and strategic corporate development initiatives including national acquisition targets.
Before ALIGNMT, Ian served as Managing Director at Union Investor Relations, providing leadership, creative development and implementation of financial communications and investor relations programs for publicly traded companies. Prior to Union IR, Ian ran two mergers & acquisitions boutiques providing financial analysis and merger & acquisition advisory services to middle market companies.
Ian’s finance career began in mergers & acquisitions functions at McGladrey Capital Markets and Citigroup Global Markets where he provided M&A and corporate finance advisory services to middle market clients throughout the United States.
Mr. Shanno received a BA in Philosophy from Boston University and an MBA in finance from Pepperdine University.
